Terms of Use
Last updated: 28 October 2026
By using AkiyaFind you agree to these terms. Questions: hello@akiyafind.com.
1. What AkiyaFind is
AkiyaFind is a search site. It shows property listings from other sources: Japanese municipal akiya banks (through the national akiya bank site run by At Home Co., Ltd.) and real estate agents who list with us. AkiyaFind is not a real estate agent or broker. We don't negotiate, handle money, inspect properties, or give legal, tax or immigration advice.
2. Listing information may be wrong or out of date
- Listings come from third parties and may be inaccurate, incomplete, out of date, or already sold.
- English titles and descriptions may be machine-made or summarised.
- Map locations are approximate, often only to the town or prefecture.
- Australian-dollar prices are rough conversions from yen at a fixed rate.
- Always confirm the details with the original source or a licensed agent before relying on them or making any decision.
3. Your account
You sign in with Google and are responsible for activity on your account. We may suspend accounts that break these terms.
4. Acceptable use
Don't misuse AkiyaFind. In particular:
- Don't scrape or bulk-download the site.
- Don't send spam or abusive messages through the contact forms.
- Don't use the site for anything unlawful.
- Don't try to break or overload it.
5. Agents who list properties
If you submit listings, you confirm that:
- You hold a valid Japanese real estate brokerage licence (宅地建物取引業免許), or you are the owner of the property or authorised by them.
- You have the right to publish each listing and its photos, and you give AkiyaFind permission to display, resize and translate them on the site and in alert emails.
- The information is accurate, follows Japanese real estate advertising rules, and you'll update or withdraw a listing when it's sold or changes.
- You'll reply to enquiries in good faith and handle buyers' information lawfully.
We review listings before they appear, and we may refuse or remove any listing.
6. Paid plans
If we offer paid plans, they are monthly subscriptions billed through Stripe. You can cancel at any time from your account page, and access continues until the end of the period you've paid for. Nothing in these terms limits your rights under the Australian Consumer Law.
7. Liability
To the extent the law allows, AkiyaFind isn't liable for any loss arising from relying on listing information, or from your dealings with agents, sellers or municipalities. This doesn't exclude any guarantee or right that can't be excluded by law, including under the Australian Consumer Law.
8. Changes and governing law
We may update these terms; the date at the top will change when we do. These terms are governed by the laws of Queensland, Australia.
