AkiyaFind is an English-language search site for vacant houses (akiya) and other homes for sale in Japan, operated from Queensland, Australia. This page explains what information we collect, why, and what you can do about it. Questions or requests: hello@akiyafind.com.

What we collect

• When you browse. We don't use advertising or tracking cookies. If analytics is switched on, we use Umami, which sets no cookies and collects no personal information; it counts page views and actions such as searches (which prefecture, whether a keyword or price filter was used, and how many results came back). Our hosting provider keeps standard server logs (IP address, browser type, pages requested) for security and troubleshooting.
• If you sign in with Google. Your name, email address, profile picture and Google account ID. We never see your Google password.
• Saved searches and email alerts. The filters you save (prefecture, keyword, price range), so we can email you new matching listings. Every alert email has an unsubscribe link.
• Payments, if you subscribe to a paid plan. Payments are handled by Stripe. We never see or store your card number; we store your Stripe customer ID and whether your subscription is active.
• Enquiries to agents. If you use the contact form on a listing, we store the name, email address and message you enter and send them to that listing's agent so they can reply to you.
• If you list properties as an agent. Your company details, real estate licence number, contact details, and the listings and photos you submit. Location data embedded in photos (EXIF/GPS) is removed when you upload them.
• Cookies. One cookie that keeps you signed in. It is needed for accounts to work and isn't used for tracking.

How we use it

• To run your account, saved searches and email alerts.
• To process payments for paid plans.
• To pass your enquiry to the agent you contacted.
• To review agent listings before they are published.
• To prevent spam and abuse, and to understand in aggregate how the site is used so we can improve it.

We don't sell your information and we don't use it for advertising.

Who we share it with

Only the service providers we need to run the site, and only for that purpose:

• Google (sign-in)
• Resend (sending email)
• Stripe (payments, if you subscribe)
• Umami (analytics, if switched on; no personal information)
• Our hosting and database providers
• The agent of a listing you enquire about (your enquiry only)

Some of these providers store or process information outside Australia, including in the United States and Japan.

How long we keep it

• Account information: until you ask us to delete your account.
• Saved searches: until you remove them on your account page or unsubscribe.
• Enquiries and agent listings: until you ask us to delete them, or we no longer need them to handle disputes or abuse.
• Server logs: as kept by our hosting provider, usually a short period.

Your choices and rights

• Remove saved searches on your account page, or use the unsubscribe link in any alert email.
• Ask us for a copy of your information, to correct it, or to delete your account, by emailing hello@akiyafind.com.
• If you're unhappy with how we've handled your information, tell us first. You can also complain to the Office of the Australian Information Commissioner, or to the data protection authority where you live.

Children

AkiyaFind is for adults looking at property. It isn't intended for anyone under 18.

Changes

If we change this policy, we'll update this page and the date at the top.
